Property Mangement Mortgages - Home Loans. Appraisals: As Realtors we can't do appraisals, but we can give very accurate Free Market Value Reports which are accepted in a wide variety of circumstances. Often, our valuations are more representative of what current buyers are actually willing to pay, where an appraiser is bound to base much of his/her determination on past sales. We believe that we often know what's happening in the real estate market before the appraisers - they call us all the time. If you do need a formal appraisal we can refer you to qualified local appraisers. We are often faced with having to value unique properties as Ocean View Estate Properties, or very special architect designed homes. Often there are simply not "comparable" sales to indicate market prices.
